Accra Rental Investment: What Remains After Costs and Tax?
An Accra rental investment returns the rent you collect minus vacancy, management fees, service charges, maintenance, insurance, property rates, tax and loan payments. In our illustrative example, GH₵120,000 of potential rent leaves about GH₵64,400 before financing, a 4.3% net return. Run this calculation for any Eden Heights unit before relying on a headline yield.
Key points
- Gross yield ignores vacancy, management, service charges and tax.
- In the example, two extra vacant months cut available cash by GH₵16,800.
- GRA lists rent income tax at 8% for residential premises and 15% for commercial premises.
- Rental management fees and estate service charges are separate costs.
- Short stays carry extra running costs and registration rules.
How much rent will you collect in Accra?
Start with evidence from comparable apartments: similar location, bedroom count, condition, furnishing and facilities. Ask whether quoted rents are asking prices or signed tenancies.
Then allow for empty periods, tenant changes and unpaid rent. Twelve months of potential rent is not twelve months of collected rent.
If you plan to use the apartment yourself, remove those dates from your forecast. Personal use has value, but personal use reduces the income available for ownership costs.
For a new investment, build conservative, expected and strong scenarios.
What does gross rental yield leave out?
Gross yield divides yearly rent before expenses by the purchase price.
Say an apartment costs GH₵1.4 million and potential yearly rent is GH₵120,000. The headline gross yield is about 8.6%.
Add acquisition fees and furnishing, and the total investment reaches GH₵1.5 million. Against the larger figure, the same rent gives 8%.
Neither figure accounts for vacancy, maintenance, management or tax. Always ask which costs and assumptions sit behind a quoted return.
How much cash remains after costs? A worked example
The figures below are illustrative assumptions. They are not Eden Heights prices, charges, rent forecasts or market averages.
Assume a cash purchase with an all-in investment of GH₵1.5 million. The apartment rents for GH₵10,000 a month, with eleven paid months in the year.
| Yearly budget item | Amount |
|---|---|
| Potential rent: twelve months | GH₵120,000 |
| Vacancy: one month | −GH₵10,000 |
| Rent collected before tax | GH₵110,000 |
| Management: assumed 8% of collected rent | −GH₵8,800 |
| Owner-paid service charges | −GH₵18,000 |
| Maintenance and replacement reserve | −GH₵6,000 |
| Insurance, property rates and other owner costs | −GH₵4,000 |
| Illustrative residential rent tax: 8% | −GH₵8,800 |
| Cash remaining before financing | GH₵64,400 |
The balance works out at about GH₵5,367 a month averaged over the year, or 4.3% of the total investment.
The reserve is money set aside, not spent at once. Real cash flow depends on when rent arrives and bills fall due. Letting fees, special assessments or major repairs reduce the balance further.
How does vacancy affect rental income?
Vacancy cuts rent while most ownership costs continue.
In the example, dropping from eleven paid months to nine lowers collected rent to GH₵90,000. With the same fixed costs and percentage rates, GH₵47,600 remains before financing.
The two extra empty months cost GH₵16,800 in cash.
Ask a prospective manager for real letting periods on comparable units, tenant retention figures and the evidence behind their occupancy estimate. A well-finished apartment still faces gaps between tenants, especially when the asking rent sits above what suitable tenants will pay.
Are property management fees part of service charges?
No. Rental management and facilities management serve different purposes.
A rental manager advertises the apartment, screens tenants, collects rent, arranges repairs and reports to you. Estate service charges fund shared security, cleaning, landscaping and communal maintenance.
Confirm whether the management fee is based on rent billed or rent collected. Ask about tenant-placement fees, renewal charges, inspection costs, tax on fees and repair markups.
Eden Heights describes on-site management and shared facilities. Request the specific rental-management scope and the service-charge schedule. Don’t assume one includes the other. Our guide on choosing a property management company in Accra covers the vetting steps.
How is rental income taxed in Ghana?
The Ghana Revenue Authority’s rent income guidance lists 8% for residential premises and 15% for commercial or non-residential premises. Tax is due within 30 days of receiving rent.
The example assumes a resident individual earning residential rent taxed at 8%. The tax is calculated on collected rent before operating costs.
Don’t apply this assumption to companies, rental businesses, non-resident owners or serviced accommodation. GRA’s withholding tax guidance lists rent paid to non-resident persons at 15%. Get advice on your own position. Where tax is withheld, collect the certificate and reconcile so you don’t count the same tax twice.
Is short-term letting more profitable than long-term renting in Accra?
A higher nightly rate does not guarantee higher yearly cash flow.
Short stays add platform commission, cleaning, laundry, utilities, guest support, consumables and faster wear on furnishings. Build the forecast on booked nights and achieved rates across the year.
Confirm the estate permits short stays. The Ghana Tourism Authority has announced a registration regime for short-term rentals, so check current registration, licensing and tax rules before you start.
Compare both models after all owner-paid costs.
How do financing and currency affect your return?
If you borrow, subtract the full loan payments to find spendable cash. Principal repayment builds equity but still leaves your bank account.
For a financed purchase, cash-on-cash return uses the cash you invested, not the full property price. Keep this separate from an unfinanced return.
Owners abroad should track remittance fees and exchange rates. A positive cedi return does not guarantee the same return in pounds, euros or dollars. Our guide to buying property in Ghana from the UK covers remittances in more detail.
What should you ask for before buying a rental apartment?
Get the unit price, acquisition costs, service charges, management terms and evidence for the proposed rent. Confirm who pays utilities and which costs continue during vacancy.
Contact Eden Heights to discuss available apartments and request current cost information. Build your forecast on documented assumptions, then test the numbers with lower occupancy and higher costs.
Frequently asked questions
How do I calculate the net return on an Accra rental investment?
Subtract vacancy, management fees, owner-paid service charges, maintenance, insurance, property rates and tax from potential yearly rent. Divide the result by your total acquisition and setup cost, then multiply by 100. Deduct loan payments separately to find spendable cash.
How does vacancy affect rental income?
Vacancy cuts collected rent while service charges and insurance continue. In our example, two extra vacant months reduce cash by GH₵16,800. Build several occupancy scenarios, and include any months you plan to use the apartment yourself.
Are property management fees included in apartment service charges?
No. Rental management fees cover finding tenants, collecting rent and arranging repairs. Estate service charges fund shared facilities and communal services. Request both schedules and check for overlaps, exclusions and extra fees.
Is short-term letting more profitable than long-term renting in Accra?
Not always. Short stays earn higher nightly rates, but cleaning, utilities, platform fees, furnishing replacement and empty nights reduce returns. Compare yearly cash flow after all costs, and confirm estate rules and registration requirements first.
What should I ask for before buying an Eden Heights apartment for rental income?
Request the unit price, acquisition costs, current service charges, letting restrictions and rental-management terms. Ask for evidence supporting rent estimates for comparable apartments. Use these figures to test returns without assuming guaranteed rent or occupancy.
